Building of 18 flats + 2 class A3 penthouses in Concorezzo

A high level of thermal insulation combined with a high-efficiency centralised system and photovoltaic on the roof made it possible to achieve class A3 and guarantee maximum comfort all year round, while saving energy.

The building and the challenge

Located in Concorezzo in the province of Monza-Brianza, the new building consists of 18 flats + 2 penthouses on 4 floors plus a basement for a total of 2000 m2. The construction company built the building using high quality materials and fine finishes to ensure maximum well-being and comfort for the occupants.

One of the main challenges was energy saving, which was met through an integrated design of the building-plant system and the implementation of design and construction solutions aimed at reducing the building's energy consumption.

From the plant engineering point of view, there was also the need to have an efficient and flexible system that could manage the simultaneous production of hot/chilled water for heating and air conditioning and domestic hot water. 

The solution

From the point of view of the building envelope, in order to minimise heat loss, the building was equipped with external walls made of high-efficiency insulating materials, such as expanded polystyrene (EPS) and rock wool, and high-performance window frames with low-emissivity double glazing and insulating frames.
From the point of view of comfort systems, a highly efficient heating system was chosen, consisting of a hybrid system based on 3 air-water heat pumps with inverter technology and ecological refrigerant R32 Edge EVO 14.1 and 1 gas boiler. The system works on 3 technical storage tanks of which 2 of 2000 litres each for domestic hot water and 1 of 1000 litres serving the system. The system-side technical water tank supplies hot or chilled water to the underfloor radiant systems of the various homes. DHW production, on the other hand, takes place through instantaneous exchange by means of an exchanger between the water from the aqueduct and the technical water contained inside the two storage tanks.

The inertia of the 3 large storage tanks is exploited to reduce consumption. The heat pump, after the first start-up, only has to work to compensate for the temperature delta generated by the system's demand.
Temperature control in the technical cylinders is done by means of dedicated temperature probes.
The distribution of hot and chilled water takes place through radiant floors, an optimal solution to fully exploit the potential in terms of energy and therefore economic savings of the annual cycle air-conditioning system installed.
Finally, to reduce electricity consumption, a 100 kW photovoltaic system was installed on the roof. 
Results
The result is a comfortable living environment for the occupants, while reducing the building's environmental impact through lower greenhouse gas emissions and greater energy sustainability of this building, which has obtained the A3 energy classification.
